Most showings and most drives are a few minutes apart inside Lakewood. The long drives cross town to Denver, 54 times over the period.
Where the driving is: the routes driven most
Times a tour was followed by the next one at another home, top 8 of 64 routes, with the drive between them.
Of the 54 drives between Denver and Lakewood, 7 had 15 minutes or less between tours and 4 could not be driven in time.
The time booked between back-to-back tours
Minutes from the end of one tour to the host's next tour, for a different prospect.
Every gap booked under an hour falls exactly on a quarter hour, so 15 means exactly 15 minutes. Between two homes, 15 minutes was the usual gap (46 times); at the same home, 34 tours started the minute the last one ended. Not shown: 84 times between two homes and 15 at the same home there was more than an hour before the next tour.

Miriam, Thursday Oct 2 2025: four tours from 4 pm, two of them set for 4:30 at homes 35 minutes apart at rush hour. Driving there and back, Cottonwoods starts 35 minutes late and the last Lowry Flats tour 84 minutes late.
The same drive takes longer at rush hour
Of the 12 routes driven most between homes more than 5 minutes apart, the 5 where rush hour adds the most.
Cottonwoods to Lowry Flats, Miriam's drive above, takes 24 minutes normally and 35 at rush hour. Clara now uses the rush-hour time when the drive to the next tour starts between 3 and 6 pm on a weekday.
2. What we built
A drive-time map between your homes, measured once in both directions, with and without weekday rush traffic.
Every tour is 15 minutes, and the gap to the next home is the real drive. Leaving 3 to 6 pm on a weekday, the rush-hour drive counts.
Back-to-back tours at the same home work as today. A prospect seeing two homes in one visit is still booked together.
Clara checks again when the prospect confirms, so a tour booked in the meantime is taken into account.
How Clara spaces tours now
Every tour is 15 minutes. The gap to the next home is the drive, rounded up to 5 minutes, never under 15.
Example: Zephyr to Lowry Flats is about 26 minutes, and about 38 at rush hour.
3. Your same tours, booked the new way
We re-ran your calendar since January 2025 with the new rule: same people, same homes, same order, each tour moved to the first quarter hour that leaves room for the drive.

13 → 0

Booked the new way
Boxes are 15-minute tours; grey lines are drives.
The same four tours in the same order, spaced by the rush-hour drive: the afternoon ends at 6:30 instead of 4:45 and nobody waits. As booked, it would really have run to 6:09 with two prospects waiting.
This is live in Clara now. We'll keep improving it with you; questions go to Fede.
How we counted: showings from your AppFolio calendar, January 7, 2025 to September 4, 2026, cancellations removed. Drives are measured between every two homes, without traffic and at a weekday 4:30 pm departure; 8 drives between two homes had no measured time and use an estimate, and 6 of the 51 rush-hour drives use an estimated rush number. Section 3 is a re-run, not a record: it books the same tours again in the same order, each moved to the first quarter hour that leaves room for the drive. Other appointments on anyone's calendar are not included.
